Tenancy Document Reviews

Caroline understands being a residential landlord is stressful enough, so she knows the last thing you need to worry about is whether you have all the correct tenancy documents in place before being able to use the section 21 process.

To give you peace of mind Caroline offers a fixed fee of £175+ VAT to review your tenancy documents so should the day arrive that you need to start the process to obtain possession of your let property, you can be confident that everything is already in place.

Away from work Caroline runs around after her son who partakes in rugby and cricket both inside and outside of school! She also loves to make and decorate cakes as well as grow veg and turn it all into pickles, chutneys, cakes, and dinner and then plays tennis all year round to burn it off!

Testimonials

"Caroline Knowles-Ley is an awesome solicitor and litigator, highly professional and easy to communicate with. Caroline assisted me throughout a rather lengthy and complex property repossession claim, for a property I was renting out where the tenant stopped paying rent and refused to leave. The advice and guidance provided throughout was excellent, as was the end result. I would highly recommend Cognitive Law and Caroline for anyone who finds themselves in a similar situation."

“I was planning to submit an Adverse Possession claim for a piece of land adjoining my garden but I could not find any local solicitor with the experience or willingness to help me. While searching the internet I found a page carrying some explanations of AP procedure, written by Caroline Knowles-Ley, so I made contact. Caroline helped me complete the forms with sound advice and also assisted me through the modern minefield of identity proof. The outcome was a successful claim so I am really pleased that I contacted her”

"Caroline was the height of professionalism - understanding and knowledgeable at a very testing time with a commercial lease issue. Caroline made me feel confident and at ease and I trusted Caroline and the process 100%"

[[{"testimonial":"\"Caroline was most helpful with her knowledge and time and in addition to confirming the advice already given pointed us in the direction of looking at our home insurance to see if we had legal cover. One phone conversation to Caroline was enough to put us on the right track. I am so grateful for your time, welcome approach and such helpful knowledge and advice. The whole issue is a huge weight off our shoulders and I just want you to know how much you helped us and what a difference you have made to our lives. Please pass our thanks onto all concerned.\"","client_name":""},{"testimonial":"\"We had a boundary dispute, which seriously affected us and our beautiful land. We needed to find a lawyer who was au fait with the law on adverse possession and Caroline was the only one we found who'd written a paper on it - which already gave us more hope! We were so very pleased when she agreed to take on our case.

\r\nShe assimilated, so well, the sometimes garbled information that we gave her along with a raft of historical documents (which were no mean feat to work through!). She advised us on the procedures that needed to be followed and the witnesses that needed to be contacted. Caroline put the whole thing together but then moved law firm so we tracked her down to her new firm because we trusted her completely. We are so happy that Caroline has achieved a successful outcome for us - we'll be forever grateful... thankyou, so very much. xx\"","client_name":"Geoff and Jean"},{"testimonial":"\"I was referred to Cognitive law , and I have been extremely pleased with their efficiency , and knowledge .
